  • Assigned Certifier

The Assigned Certifier plays a pivotal role in seamlessly coordinating the design, inspection, and certification of building projects from the initial design stage until completion. This essential role ensures that all necessary Building Regulations are thoroughly considered during the design phase and effectively implemented in the final constructed building or works. Acting as a key member of the project team, the Assigned Certifier excels in facilitating smooth communication and collaboration between the design team, contractor, and client, ensuring overall compliance and certification in adherence to Building Regulations.

For this critical responsibility, the nominated Assigned Certifier must be a registered professional with proven expertise in complex construction projects, such as a Chartered Engineer, Chartered Building Surveyor, or Registered Architect. The specific duties and responsibilities of the Assigned Certifier at each stage are meticulously outlined in the "Code of Practice for Inspecting and Certifying Building and Works 2016."

Building Surveying Solutions have developed a dedicated Assigned Certifier team since the introduction of BC(A)R 2014, gaining invaluable experience in providing services across all sectors.

  • Property Managers

We work closely with Property Managers to highlight problems, preparing and monitoring budgets, preparation of licence applications and 5-10 year maintenance plans. We provide overview inspection reports to itemise any necessary works required to comply with statutory regulations and general maintenance.

We can assist in the preparation of budgets for service charge or common parts repair, decoration and refurbishment regimes including the preparation of capital expenditure plans and refurbishment proposals.

Our services include the preparation of licence for alteration applications on behalf of Tenants. We can monitor the works for either the Landlord or Tenant together with issuing relevant completion documentation.

Neglect of regular maintenance of a property can result in premature deterioration of the building. We can prepare Planned Preventative Maintenance Reports with detailed budget costs over a specified period of time, usually 5 or 10 years.
